PRESIDENT & CEO
Mr. Heidenberg is the founder and Managing Partner of Heidenberg Properties Group. He provides the strategic vision for the group’s development, redevelopment and acquisition initiatives. Mr. Heidenberg harnesses over thirty years of hands-on experience in the shopping center business to identify unique value-add opportunities and transform underutilized and underperforming properties into thriving shopping experiences.
Mr. Heidenberg co-founded a predecessor company in 1985 and led the company in acquiring and developing more than 4,000,000 square feet of shopping centers throughout New York, New Jersey, Pennsylvania, Arizona, Vermont, and Michigan. Over the years Mr. Heidenberg spearheaded several major “de-malling” efforts, including the Arborland Mall (2001) in Ann Arbor, MI; the Lebanon Mall (2005) in Lebanon, PA; and the Flemington Circle Outlet Mall (2004) in Flemington, NJ. In addition to redevelopment endeavors, Mr. Heidenberg has extensive experience directing ground-up projects – most notably, the 300,000 square foot South Port Shopping Center in Shirley, NY, which initially opened as a 200,000 sf shopping center in 1990.
In 2013 Mr. Heidenberg founded Heidenberg Properties. Since its formation Heidenberg Properties has acquired Mt. Pocono Plaza in Mt. Pocono, PA, CVS Plaza in Hazlet, NJ, Hershey Square Shopping Center in Hummelstown, PA, Ephrata Commons in Ephrata, PA, Thompson Square Mall in Monticello, NY, The Potomac Marketplace in Ranson, WV and a Rite Aid portfolio in Philadelphia, PA. Heidenberg Properties has also renovated and modernized the Hauppauge Plaza in Hauppauge, NY adding Dollar Tree and a wide mix of casual dining and service-based retailers, the Lake Plaza Shopping Center in Mahopac, NY replacing Key Food Supermarkets with Stop and Shop Supermarkets and the South Port Shopping Center in Shirley, NY replacing Sears Hardware with Michaels Crafts Store and Modell’s Sporting Goods.
Mr. Heidenberg is an active and socially engaged member of his community. He presently serves on the board of directors for the Foundation Fighting Blindness and is First Vice-President of Temple Emanu-El in Closter, NJ.
Prior to entering the real estate business, Mr. Heidenberg practiced law as an attorney in New York City. Mr. Heidenberg received his Juris Doctorate from the Benjamin N. Cardozo School of Law and a Bachelor of Arts from the University of Pennsylvania.
VICE PRESIDENT, REAL ESTATE
Ken Simon is a principle at Heidenberg Properties Group. Mr. Simon is actively involved in new development, redevelopment, acquisition, leasing and management of retail properties. Mr. Simon has been operating in the real estate and shopping center business since 1970, and has been an involved member of the ICSC throughout his career. Mr. Simon served as the Co-Chairman of NJ Operations, was a speaker at the Open Air Conference, and was Chairman of the New York National Conference. Prior to joining Heidenberg Properties Group, Mr. Simon was an affiliate of Lerner Heidenberg Properties, where he sought new acquisitions and shepherded development projects from conceptualization to fruition.
Mr. Simon is a former Vice President of Konover Development Corporation and worked to expand Konover’s offices in New Jersey. He is a licensed New Jersey real estate salesman.
Additionally, Mr. Simon has a substantial working background in the tenant side of the business. During his tenure as Senior Vice President of Real Estate for Jamesway Discount Department Stores, Mr. Simon was responsible for all of the corporation’s real estate and related activities.
Mr. Simon obtained an MBA from The Stern School at New York University and earned a Bachelors of Science degree from American University.
CHIEF OPERATING OFFICER
Mr. Lazar joined Heidenberg Properties Group in January 2012. He currently sources and performs due diligence for acquisition opportunities, development parcels and promissory notes secured by retail properties. Mr. Lazar is responsible for structuring and negotiating transactions including acquisitions and joint ventures. In addition, Mr. Lazar assists with the leasing, development and management of the Heidenberg Properties Group portfolio. Most recently, he led the acquisition and financing of Mt. Pocono Plaza, CVS Plaza at Hazlet, and the Philadelphia Rite Aid portfolio. Mr. Lazar serves on the ICSC’s Government Relations committee for the State of New Jersey.
Prior to joining Heidenberg Properties Group, Mr. Lazar co-founded KeyOn Communications Holdings, Inc. – one of the largest providers of wireless broadband and Voice Over Internet Protocol (VOIP) in the United States. As the Vice President of Corporate Development and General Counsel, his responsibilities included the identification, structuring and negotiation of M&A transactions, as well as business strategy and the publication of KeyOn’s SEC filings including its annual and quarterly reports.
Mr. Lazar holds a JD from the Benjamin N. Cardozo School of Law and a Bachelor of the Arts degree from Lehigh University.
